Cant Demolish House - RunUO

Ive been wanting to demolish my house for several day so i can build a new one.
The problem is the option to 'demolish' my house is grayed out.
I think the packing crate might have to be empty before i can do this.
only problem is, it says there is 1 item in the chest in the moving crate, under storage on my house sign, it says 'Used by moving Crate 1 item'
Well my crate and the chest in the crate doesnt have 1 single thing in it.
ITs completey empty!

Anyone?

Have staff demolish it...
